THE CJR EXPERIENCE

More Than Just a Pool Builder

Some of the properties we appreciate most in Fair Oaks are the ones that already have character.

Mature trees, established landscaping, larger lots, custom homes, existing patios, and outdoor spaces that have evolved over many years can give us a very different starting point than an empty backyard.

The goal isn't to make the property feel new. It's to make the new pool feel like it belongs.

That means looking beyond the pool itself. We consider existing trees and landscaping, the architecture of the home, access, drainage, existing hardscape, elevations, gathering areas, and anything else that should remain or eventually become part of the outdoor space.

On newer and custom properties, that same planning allows us to think ahead—coordinating the pool with concrete, landscape, structures, utilities, lighting, and future improvements before those opportunities become more difficult or expensive to address.

Whether we're working with an established Fair Oaks property or starting with a much cleaner slate, we design around the property first.

DESIGNED FOR FAIR OAKS PROPERTIES

Working With What Makes the Property Special

One of the things that makes Fair Oaks interesting from a design standpoint is the variety between properties.

You can move from an established neighborhood shaded by mature trees to a larger custom property with more open space, or a newer home where much of the outdoor environment still needs to be created.

Areas around Rollingwood and some of the larger properties approaching the American River corridor can have a completely different feel from newer or more traditionally sized residential lots.

We don't want to erase those differences.

An existing tree may be something the entire design should work around. Mature landscaping may be worth preserving. An older patio may need to be removed and completely reconsidered. Existing grades and drainage may influence pool elevation. A larger property may give us opportunities to create several distinct outdoor areas rather than concentrating everything around the water.

We look at what is already good about the property first, then determine how the pool can make it better.

DESIGNED AROUND HOW YOU LIVE

Your Property Gives Us the Starting Point. Your Family Shapes the Design.

You don't need to know exactly what your pool should look like before meeting with us.

Maybe you know the kids will live in it all summer. Maybe a spa is non-negotiable. You may picture a Cabo shelf where younger children or grandchildren can play, or want enough decking for the house that always seems to host everyone.

Or maybe you're looking at an established Fair Oaks backyard and simply know it could be so much better than it is today.

That's where we come in.

We help you work through pool size and geometry, spa placement, Cabo shelves, steps, benches, water features, lighting, decking, gathering areas, and other decisions based on your property, how your family will use the space, your priorities, and your targeted comfort zone of investment.

On established properties, that can also mean deciding what should stay.

A mature tree, existing landscape area, patio, structure, or another feature may deserve to become part of the new design rather than automatically being removed.

Our job isn't just to ask what you want and draw it. It's to help you make informed decisions about what makes sense for your property and family—and then understand how those decisions translate into construction.

BUILDING IN FAIR OAKS

What We Consider Before Construction Begins

MATURE TREES + EXISTING LANDSCAPE

Fair Oaks is known for established properties where mature trees and landscaping can already be a significant part of the backyard. We consider what is worth preserving, how existing landscape relates to the proposed pool, and how the new construction will affect the surrounding space.

ACCESS + EXISTING IMPROVEMENTS

Older or more developed properties may already have fencing, patios, landscape, structures, utilities, or other improvements between the street and the future pool. Understanding construction access early helps us plan realistically before excavation begins.

GRADES + DRAINAGE

A backyard doesn't have to look dramatically sloped for elevation and drainage to matter. We evaluate how the pool, decking, home, landscape, and surrounding grades relate so water continues to move appropriately once new hardscape is added.

Concept to Completion

One Team. One Seamless Experience.

A complete backyard can involve far more than pool construction.

Concrete, drainage, landscaping, irrigation, lighting, structures, utilities, outdoor kitchens, retaining conditions, and finish work all need to come together in the correct sequence.

CJR provides one team to help plan and coordinate those moving pieces from the beginning.

That means fewer gaps between trades, clearer communication, and one company looking at the project as a whole instead of treating every element as an unrelated scope of work.

Craftsmanship You Can See

Backyards Built for Making Memories

A pool changes more than the appearance of a backyard. It creates a place for summer afternoons, family gatherings, quiet mornings, evenings outside, and the everyday moments that make home feel like home. One Team. Complete Outdoor Spaces.

We design and build pools, concrete, hardscape, outdoor living, landscape, drainage, and more—so every element works together from the beginning.

Family-Owned. Owner-Operated.

CJR is a family-owned and owner-operated company. You work directly with owner Colton Ray from the initial consultation through construction—there isn't a salesperson between you and the person responsible for the work.

Construction-First Approach

Our background in concrete, excavation, pools, and complete outdoor construction helps us anticipate challenges, plan properly, and consider how each part of the project affects the next.

Clear Communication

We want our clients to understand what they are building, what is included, how the project will be approached, and who is accountable for bringing it together.

Experience With Established Properties

Fair Oaks projects can involve mature landscaping, existing hardscape, established trees, older improvements, drainage considerations, and homes where the new construction needs to fit naturally into a property that already has its own character. Our experience across pool, concrete, landscape, and outdoor construction helps us look at what should stay, what needs to change, and how the new work should come together.

Quality You Can Count On

Our focus is thoughtful planning, proper preparation, quality craftsmanship, and doing the work correctly—not taking shortcuts to move a project along.

Colton and his team were EXCEPTIONAL in their work at our home. We had a big backyard of flat dirt and he helped turn it into a beautiful resort like feel.

Your Fair Oaks Pool Questions Answered

The Details That Matter

There isn't one responsible price to give without understanding both the pool and the property.

Pool size and depth, a spa, Cabo shelf, water features, equipment, finishes, decking, access, excavation, drainage, existing improvements, utilities, and surrounding outdoor construction can all affect the investment.

On an established Fair Oaks property, there may also be demolition, existing landscape, mature trees, older hardscape, or site conditions that need to be considered before the new pool can be built.

That's why we discuss your targeted comfort zone of investment early. It isn't about determining the maximum you're willing to spend. It helps us understand whether your vision and intended investment reasonably align and where we may need to prioritize.

Not at all.

Many homeowners know more about how they want the backyard to feel and function than they know about exact pool dimensions, features, or materials.

Tell us who will use the pool, how you entertain, what you like and don't like about your existing backyard, what features matter to you, and what you want the finished space to make possible.

We'll help you work through the rest.

You don't need to design your pool before calling the pool builder. That's our job to help you with.

Potentially, yes.

One of the first things we want to understand on an established property is what you actually want to keep.

Mature trees and landscaping can add character that would take years to recreate. Depending on their location, condition, root systems, construction access, and relationship to the proposed pool, we can evaluate whether existing elements can reasonably become part of the new design.

We don't start with the assumption that a backyard needs to be cleared simply because it's being redesigned.

Yes.

Sometimes adding a pool exposes other things about an older outdoor space that no longer work well—the patio may be too small, circulation may feel awkward, drainage may need attention, landscaping may have outgrown the space, or previous improvements may not work with the way the family uses the property today.

Rather than designing the pool around a layout that already isn't working, we can look at the property as a whole and determine what makes sense to preserve, change, or rebuild.

A new pool can be the beginning of a better backyard—not simply something added to the old one.

Start with the scope, not just the number at the bottom.

Compare excavation, plumbing, equipment, steel, concrete, interior finish, tile and coping, decking, drainage, electrical, access, allowances, exclusions, warranties, site restoration, and how unknown conditions are addressed.

On an established property, also understand who is responsible for demolition, protecting or removing existing improvements, landscape impacts, access restoration, and other site work.

A lower proposal may represent a better value—or it may represent a different project.

Compare the same scope to the same scope before deciding which price is actually lower.

They can influence both.

A mature tree may be an important part of the property that you want to preserve, but its canopy, roots, location, debris, and proximity to excavation all need to be considered.

The answer isn't automatically “remove the tree” or “build around it.”

We look at the specific property, proposed pool location, access, surrounding improvements, and the role the tree plays in the finished space before determining the best approach.

Often, yes.

If you know you eventually want a pavilion, outdoor kitchen, landscape renovation, fire feature, lighting, or another phase, thinking about it during pool planning can prevent conflicts later.

Future utilities, drainage, irrigation, footings, sleeves, access, elevations, and hardscape connections can all be affected by decisions made during the first phase.

Good phasing starts by thinking about the later phases before the first one is built.

Yes.

CJR's work can extend beyond the pool and spa to concrete and hardscape, drainage, landscaping, irrigation, low-voltage lighting, outdoor audio, pavilions and shade structures, outdoor kitchens, fire features, turf, putting greens, retaining elements, and other outdoor improvements.

For larger projects, having those elements planned together can make a significant difference in how the finished property looks and functions.

Some conditions simply can't be fully known until excavation begins.

Hard soil, rock, fill material, groundwater, unsuitable soils, buried improvements, or other concealed conditions can affect construction.

Before signing a pool contract, homeowners should understand how their contractor handles unknown conditions, what standard excavation is included, and how additional work would be documented and priced if something unexpected is encountered.

Those conversations are much better to have before the excavator is in your backyard.

The complete timeline includes more than the days when crews are physically constructing the pool.

Design, revisions, engineering, HOA requirements when applicable, permitting, selections, and pre-construction planning all happen before excavation.

Once construction begins, timing depends on the project scope, inspections, weather, site conditions, material availability, access, and whether the pool is part of a larger outdoor project.

We prefer to discuss a realistic timeline based on the actual project rather than giving every homeowner the same generic number.

Choosing a pool contractor involves more than comparing designs and the final price. You're trusting a company with a major construction project at your home, so it's important to understand who you're hiring and exactly what you're being quoted.

Look at the contractor's licensing, insurance, construction experience, completed work, warranties, communication process, and who will actually be responsible for managing your project once construction begins.

Ask detailed questions about the scope of work. What materials and equipment are being used? What brands, finishes, and specifications are included? What excavation is included? Are decking, drainage, electrical, permits, or other surrounding work part of the proposal? What is specifically excluded? Are there allowances that could change later?

Two proposals with similar-looking pools can represent very different scopes of work, materials, equipment, and levels of construction.

Also pay attention to how thoroughly the contractor evaluates your property before providing a proposal. Access, elevations, drainage, excavation conditions, utilities, existing improvements, and surrounding construction can all affect how the pool needs to be built.

Don't be afraid to ask questions. A good contractor should be willing to explain what you're paying for, what you're getting, and what you should expect throughout construction.

When comparing proposals, compare scope to scope—not simply price to price.

A pool is a significant investment and a permanent addition to your property. Choose a contractor you trust to communicate clearly, build responsibly, and stand behind the work long after the project is complete.

Your initial consultation is directly with CJR owner Colton Ray—not a salesperson.

Colton will walk the property with you, talk through how your family wants to use the space, look at existing conditions, discuss your priorities and targeted comfort zone of investment, and help identify opportunities or concerns that may influence the project.

If an idea doesn't make sense for the property, he'll tell you. If he sees an opportunity you may not have considered, he'll point that out too.

There isn't a salesperson between you and the person responsible for building your project.
