BUILT FOR FAIR OAKS PROPERTIES

New Concrete for Established Properties

Fair Oaks has many beautiful properties that have been established for decades. Mature trees, existing landscaping, older patios and driveways, pools, retaining elements, and improvements added at different times can all become part of the starting point for a concrete project.

In established neighborhoods like Rollingwood, the goal isn't necessarily to make everything feel new. It's often about making thoughtful improvements that feel appropriate for the home and bring the property up to the way the family wants to use it today.

That might mean replacing an aging driveway or front entry, redesigning an undersized patio, updating concrete around an existing pool, improving drainage, or creating new hardscape as part of a larger backyard renovation.

And when we're working with a newer or custom property, planning early gives us the opportunity to coordinate concrete with future pools, structures, landscape, utilities, drainage, and other outdoor improvements before permanent surfaces are installed.

Whatever the starting point, we want the finished concrete to look like it belongs with the home—not like something that was added years later.

The Details Behind Quality Concrete

A strong, long-lasting concrete project starts with more than just a pour. From proper site preparation to thoughtful design and attention to drainage, we focus on the details that make all the difference.

DEMOLITION, REPLACEMENT + REDESIGN

Existing concrete does not always need to be recreated exactly as it was. When removing an older patio, walkway, driveway, or pool deck, we can evaluate whether the original layout still makes sense or whether the replacement creates an opportunity to improve circulation, drainage, usable space, or the overall relationship with the home.

DRAINAGE + ELEVATIONS

Concrete changes the way water moves across a property. Before construction, we consider finish elevations, slope, drainage paths, adjacent structures, landscape areas, and where water ultimately needs to go.

PROPER PREPARATION + CONSTRUCTION

The finished surface is only the portion you see. Excavation, base preparation, compaction, forming, reinforcement, thickness, drainage, joint placement, and proper placement practices all contribute to how the concrete performs after our crews leave.

CONCRETE FOR FAIR OAKS PROPERTIES

Fair Oaks is known for established homes, mature trees, and properties with plenty of character. Whether replacing aging concrete or incorporating new hardscape into an existing outdoor space, we carefully consider grading, drainage, access, and surrounding improvements to ensure the finished work complements the property.

Experience Behind the Work

Concrete is not simply one of the services CJR added along the way.

Colton began working in residential concrete and landscape construction in his early teens before moving into commercial concrete in his early twenties. Those years expanded his experience into larger and more demanding construction environments involving crews, plans, schedules, safety, quality control, excavation, structural concrete, and field problem-solving.

From personally excavating large-scale elevator pits and structural footings to working atop high-rise buildings in Downtown Sacramento—forming, placing, and finishing structural concrete—those experiences helped shape the standards he carries into CJR today.

That construction background influences how we approach even the concrete homeowners may simply see as a finished patio or driveway.

DESIGNED WITH THE PROPERTY IN MIND

Updating the Concrete Without Losing the Character of the Property

When a home and landscape have been established for years, new concrete needs to work with more than an empty piece of ground.

There may already be mature trees, landscaping, walkways, patios, a pool, structures, drainage, or elevations that influence what can—and should—be done.

Sometimes we're replacing concrete that has simply reached the end of its useful life. Other times, removing old concrete gives us an opportunity to reconsider whether the original layout was ever right in the first place.

A driveway may be too narrow or poorly connected to the entry. A patio may not provide enough room for the way the family entertains today. Older pool decking may feel disconnected from the rest of the backyard. Walkways, steps, and transitions may have been added over time without ever being considered as one complete plan.

We don't assume the new concrete should simply follow the footprint of the old concrete.

We look at how the property works today, what is worth preserving, and where changes to the layout, finish, drainage, or connections could make the finished project better.

And just as importantly, we look underneath it.

Proper excavation, grading, base preparation, compaction, reinforcement, forming, drainage planning, placement, joint planning, and finishing all matter to the finished result.

A beautiful established property deserves concrete that looks like it belongs there—and is built with the preparation and experience to back it up.

One Team. Complete Outdoor Spaces.

We design and build pools, concrete, hardscape, outdoor living, landscape, drainage, and more—so every element works together from the beginning.

Family-Owned. Owner-Operated.

CJR is a family-owned and owner-operated company. You work directly with owner Colton Ray from the initial consultation through construction—there isn't a salesperson between you and the person responsible for the work.

Construction-First Approach

Our background in concrete, excavation, pools, and complete outdoor construction helps us anticipate challenges, plan properly, and consider how each part of the project affects the next.

Clear Communication

We want our clients to understand what they are building, what is included, how the project will be approached, and who is accountable for bringing it together.

Experience With Established Properties

Fair Oaks concrete projects can involve mature trees, existing landscaping, older hardscape, pools, structures, drainage, and improvements that have been added to the property over many years. Our broader construction experience helps us evaluate what should stay, what needs to change, and how the new concrete should connect with everything around it.

Quality You Can Count On

Our focus is thoughtful planning, proper preparation, quality craftsmanship, and doing the work correctly—not taking shortcuts to move a project along.

Colton and his team were EXCEPTIONAL in their work at our home. We had a big backyard of flat dirt and he helped turn it into a beautiful resort like feel.

Your Fair Oaks Concrete Questions Answered

The Details That Matter

Square footage matters, but it doesn't tell the whole story.

Demolition, excavation, access, grading, base preparation, reinforcement, concrete thickness, drainage, finish selections, steps, layout, and existing site conditions can all affect the cost.

On established Fair Oaks properties, we may also need to consider existing concrete, mature landscaping, roots, older improvements, limited access, or previous construction that affects the new work.

That's why meaningful pricing starts with understanding what we're building and what we're building on.

For larger projects, we also discuss your targeted comfort zone of investment so the proposed scope reasonably aligns with the investment you want to make.

Not necessarily.

Removing old concrete gives you an opportunity to ask whether the original layout actually works well for the way you use the property today.

Maybe the patio has always been too small. The walkway takes an awkward route to the front door. The pool deck doesn't provide enough usable space. Or a driveway designed decades ago no longer fits the way your family uses the property.

We can evaluate the existing layout before automatically rebuilding it.

If you're already investing in new concrete, it's worth making sure you're rebuilding the right thing.

Mature trees are part of what gives many Fair Oaks properties their character, but they can also affect concrete planning.

Existing roots, canopy, irrigation, surrounding grades, and the proximity of excavation all need to be considered.

We don't automatically assume a mature tree needs to go because concrete is being replaced or added. If it's healthy and important to the property, we'll consider how the layout may work around it.

At the same time, we need to be realistic about conditions that could affect the concrete or the tree over time.

The right answer depends on the specific tree, location, and project—not a blanket rule.

Because a square-foot price doesn't necessarily tell you what is happening underneath the concrete—or what is included around it.

When comparing proposals, look at demolition, excavation, base preparation, compaction, reinforcement, concrete specifications, drainage, forming, finish, steps, transitions, access, disposal, and any exclusions or assumptions.

One contractor may also be accounting for existing site conditions or preparation work that another proposal hasn't included.

A lower price may be a better value—or it may simply represent a different scope.

Compare what is actually being built, not just the number at the bottom of the proposal.

Very.

Homeowners understandably focus on what they'll see when the project is finished—the color, texture, finish, borders, layout, and overall appearance.

But some of the most important work happens before the concrete truck ever arrives.

Excavation, grading, base preparation, compaction, reinforcement, forming, drainage planning, and proper placement all contribute to how the concrete performs.

Quality concrete starts long before the concrete is poured.

A beautiful finish doesn't make up for poor preparation underneath it.

Depending on the conditions and scope, drainage can absolutely be part of the planning.

Older patios, walkways, pool decks, and other hardscape may have been installed with grades that no longer work well—or surrounding conditions may have changed over time.

When new concrete is installed, we look at the home, surrounding landscape, existing hardscape, pools, structures, and where water needs to move.

That may influence finished elevations, slopes, drains, transitions, or other site work.

Replacing concrete is an opportunity to address how water moves through the area rather than automatically recreating an existing problem.

Yes.

Concrete frequently needs to coordinate with pools and spas, drainage, landscaping, irrigation, pavilions, outdoor kitchens, fire features, lighting, turf, retaining elements, and other improvements.

This is especially helpful when updating an established property because one change can affect several other areas.

If future improvements are planned, we can also think ahead about utilities, sleeves, footings, drainage, elevations, access, and connections before permanent concrete is installed.

The concrete shouldn't make the next phase harder to build.

Yes. Depending on the project and applicable plans or requirements, our concrete work can include foundations, footings, concrete slabs, garage or shop slabs, ADU foundations and slabs, and concrete associated with outdoor structures.

The construction requirements for these projects are different from decorative flatwork, which is why the scope should be evaluated based on what is actually being built.

There isn't one finish that's right for every property.

Broom finish, colored concrete, stamped concrete, exposed aggregate, borders, and other finish details can create very different looks.

Rather than choosing a finish simply because it's popular, we look at the home's architecture, exterior materials, existing concrete or masonry, mature landscaping, surrounding hardscape, how the area will be used, and how much visual attention you want the concrete itself to carry.

On an established property, the goal is often finding something that feels appropriate next to what you intend to keep rather than choosing the finish in isolation.

Not necessarily. Concrete is a rigid material, and some cracking can occur naturally as it cures and responds to temperature changes, moisture, soil movement, and other conditions.

However, the experience and preparation behind the concrete work matter significantly in helping reduce and control that cracking.

Proper ground preparation, compaction, reinforcement, forming, expansion and isolation measures where appropriate, concrete placement, finishing techniques, and properly planned control joints all play a role in how the concrete performs.

Control joints are intentionally placed to create weakened planes where shrinkage cracking is encouraged to occur in a more controlled location. Without the proper preparation and joint planning, cracking is more likely to develop in places you don't want it.

An experienced concrete contractor understands the measures that can be taken to reduce the potential for uncontrolled cracking and properly plans control joints to help manage where normal shrinkage cracking occurs.

No contractor can responsibly guarantee that concrete will never crack. But there is a big difference between acknowledging the natural characteristics of concrete and using that as an excuse for poor preparation or workmanship.

The goal is to give the concrete the best opportunity to perform the way it should—and that starts long before the concrete truck arrives.

If you already know they're coming, absolutely.

If you eventually want a pool, pavilion, outdoor kitchen, landscape improvements, lighting, irrigation, or other features, tell us before the concrete is installed.

Future utilities, sleeves, drainage, access, footings, elevations, and connections may all influence decisions being made today.

You don't necessarily need to build everything at once. You just don't want today's concrete to be in the way of tomorrow's project.

Your initial consultation is directly with CJR owner Colton Ray—not a salesperson.

Colton's hands-on concrete and construction experience allows him to look beyond the finished surface and evaluate access, existing conditions, drainage, preparation, surrounding improvements, and how the new concrete needs to function as part of the property.

He'll also talk with you about what you're hoping to accomplish, your priorities, and your targeted comfort zone of investment when appropriate.

You're talking about the project with someone who understands how it actually needs to be built.
