DESIGNED FOR FAIR OAKS PROPERTIES

Established Properties. New Possibilities.

Some of the best Fair Oaks properties already have something you can't quickly recreate—mature trees, established landscaping, larger lots, and homes with years of character behind them.

The outdoor space, however, doesn't always work as well for the family living there today.

An older patio may be too small for entertaining. The landscape may have outgrown the original plan. A large backyard may have plenty of space but nowhere that naturally brings everyone together. Or the home may have been beautifully updated while the backyard still feels like it belongs to another era.

We look at what makes the property special first, then determine how the outdoor space can become more useful without losing that character.

In established areas such as Rollingwood, that may mean designing around mature landscaping and existing improvements. On larger or newer custom properties, it may mean planning the pool, hardscape, structures, utilities, landscape, lighting, and gathering areas together from the beginning.

Different properties call for different solutions. That's exactly why we don't start with a predetermined list of features.

We start with the property and the people who live there.

COMPLETE OUTDOOR LIVING

Designed Around How You Live

A complete backyard is not about fitting as many features as possible into the available space. It is about understanding which features matter to your family and planning the relationship between them so the finished property feels natural and easy to use.

OUTDOOR KITCHENS + ENTERTAINING

An outdoor kitchen should support the gathering happening around it—not become an obstacle in the middle of it. We consider cooking space, seating, circulation, proximity to the home, shade, utilities, dining areas, and how the kitchen relates to the rest of the backyard.

PAVILIONS, PERGOLAS + SHADE STRUCTURES

Shade can dramatically change how often an outdoor area gets used. Structures should be positioned around sun exposure, views, gathering areas, architecture, and the activities happening underneath them.

POOLS + SPAS

When a pool is part of the larger outdoor plan, we consider it in relation to patios, structures, landscape, gathering spaces, views, access, and the home rather than designing it in isolation.

LANDSCAPE INSTALLATIONS

Planting, irrigation, drainage, lighting, and landscape areas help soften the hardscape and connect the finished project to the surrounding property. For CJR, these elements are primarily incorporated into larger outdoor construction projects so they can be coordinated with the rest of the work.

TURF, RECREATION + PUTTING GREENS

Recreation areas should be placed where they can actually be used without disrupting the rest of the backyard. Turf, putting greens, sport areas, and open lawn can provide valuable usable space when incorporated intentionally.

PHASED CONSTRUCTION + FUTURE PLANNING

Not every part of an outdoor project has to be built at once. But if future phases are likely, we want to understand them before the first phase begins. Utilities, drainage, access, elevations, sleeves, structures, and future connections can often be planned ahead. Good phasing begins with planning the later phases before the first one starts.

CONCEPT TO COMPLETION

One Team. One Seamless Experience.

Complete outdoor construction involves a lot of moving pieces.

Instead of asking homeowners to coordinate separate pool, concrete, landscape, drainage, lighting, and outdoor-living contractors themselves, CJR can plan and manage the major elements of the project through one team.

That creates clearer communication, better sequencing, and accountability for how the individual pieces come together.

Coordination isn't something homeowners should have to figure out between multiple contractors after the project starts.

BUILT FOR REAL LIFE

Designed Around How You Use Your Home

Outdoor living looks different for every family, which is why we spend time understanding how you want to use your space before deciding what belongs in it.

For some homeowners, the priority is creating a backyard centered around family, swimming, and summer days at home. Others want more room for entertaining, an outdoor kitchen for hosting, a comfortable place to gather under a pavilion, or quieter areas to relax at the end of the day.

Those priorities help guide the layout and relationship between each part of the project.

A well-planned outdoor space should feel natural to your home, your property, and the way your family lives.

One Team. Complete Outdoor Spaces.

We design and build pools, concrete, hardscape, outdoor living, landscape, drainage, and more—so every element works together from the beginning.

Family-Owned. Owner-Operated.

CJR is a family-owned and owner-operated company. You work directly with owner Colton Ray from the initial consultation through construction—there isn't a salesperson between you and the person responsible for the work.

Construction-First Approach

Our background in concrete, excavation, pools, and complete outdoor construction helps us anticipate challenges, plan properly, and consider how each part of the project affects the next.

Clear Communication

We want our clients to understand what they are building, what is included, how the project will be approached, and who is accountable for bringing it together.

Experience With Established Properties

Fair Oaks properties can bring together mature landscaping, established trees, existing hardscape, pools, structures, drainage, and improvements added at different times over the years. Our experience across outdoor construction helps us look at the complete property—what is worth keeping, what could work better, and how new improvements can be thoughtfully incorporated into what is already there.

Quality You Can Count On

Our focus is thoughtful planning, proper preparation, quality craftsmanship, and doing the work correctly—not taking shortcuts to move a project along.

Colton and his team were EXCEPTIONAL in their work at our home. We had a big backyard of flat dirt and he helped turn it into a beautiful resort like feel.

Your Fair Oaks Outdoor Living Questions Answered

The Details That Matter

Outdoor living can be much more than adding a patio or outdoor kitchen.

For CJR, it can mean bringing together concrete and hardscape, pools and spas, pavilions and shade structures, outdoor kitchens, fire features, landscaping, irrigation, drainage, low-voltage lighting, outdoor audio, turf, putting greens, retaining elements, water features, and other improvements into one thoughtfully planned property.

Not every backyard needs every feature.

The goal is to determine what your family will actually use and then make those elements work well together.

No. That's part of what we're there to help you figure out.

You may know that you want somewhere better to entertain, more shade, a place where everyone can eat together, better use of a large backyard, or simply an outdoor space that finally feels connected to the home.

We'll talk about how your family lives, what isn't working now, what you enjoy doing outside, what matters most to you, and your targeted comfort zone of investment.

From there, we can help you work through which improvements actually make sense.

You don't need to arrive with a finished backyard plan. You need to tell us what you want the space to make possible.

Absolutely—and sometimes preserving what already gives the property character is one of the most important parts of the design.

A mature tree, established landscape area, existing pool, structure, or other improvement may deserve to stay.

We look at what is working, what isn't, what is worth preserving, and how the new construction can connect naturally with the home and existing property.

A remodel doesn't have to erase the history of the property to make it work better for the family living there now.

Potentially, yes.

Mature trees are a major part of the character of many Fair Oaks properties, and we don't automatically assume they should be removed.

Their location, condition, root systems, canopy, irrigation needs, surrounding grades, and proximity to construction all need to be considered.

Sometimes a mature tree can become one of the best features of the finished design. Other times, its location or condition may significantly limit what can responsibly be built around it.

The important part is evaluating those conditions before the design is finalized.

More square footage doesn't automatically create a better outdoor space.

On larger properties, one of the first things we look at is how the space should be organized.

Where does everyone naturally come out of the house? Where is the best place to eat? Where is shade needed? Should the pool be the center of activity or one part of a larger backyard? Where would a pavilion, fire feature, lawn, garden, or quieter seating area make sense?

Sometimes the solution is creating several purposeful areas and connecting them naturally rather than trying to make one oversized patio do everything.

The goal is to make a large property feel intentional—not simply full.

Yes.

An existing pool doesn't mean the rest of the backyard has to stay the same.

Depending on the project, we can evaluate surrounding concrete and hardscape, drainage, landscaping, irrigation, lighting, outdoor structures, kitchens, fire features, turf, gathering areas, and other improvements.

Sometimes the pool is already in the right place and the opportunity is to make everything around it work better.

Often, yes—especially if you already know additional improvements are likely.

You don't necessarily need to build the pool, pavilion, outdoor kitchen, landscape, lighting, and every other feature at once.

But knowing where those future elements may go can influence utilities, drainage, sleeves, elevations, irrigation, footings, access, and permanent hardscape being installed today.

Good phasing starts by planning the later phases before the first one is built.

We start by paying attention to the home instead of designing the backyard independently from it.

Architecture, exterior materials, rooflines, existing hardscape, landscape, proportions, colors, and the way the home opens to the backyard can all influence the design.

That doesn't mean everything needs to match exactly.

It means the new construction should feel intentional next to what is already there rather than looking like an unrelated collection of features added behind the house.

If they're features you think you'll want, yes.

These details are much easier to integrate when they're considered alongside the rest of the project rather than added after finished concrete, landscaping, and structures are already in place.

Low-voltage lighting can highlight mature trees, architecture, pathways, and gathering areas. Outdoor audio can distribute music throughout the property instead of relying on one speaker. Water features can introduce movement and sound and become part of the overall atmosphere.

Planning early also gives us the opportunity to think through power, wiring, sleeves, placement, visibility, and how each feature fits into the finished space.

It depends heavily on what is being built and what already exists.

A project may involve updating concrete and landscaping around an existing pool, while another may include demolition, a new pool, substantial hardscape, drainage, a pavilion, outdoor kitchen, utilities, lighting, landscaping, retaining, and other improvements.

Established properties can also bring existing conditions that need to be understood before meaningful pricing can be developed.

That's why we discuss your targeted comfort zone of investment early. It helps us determine whether the scope you're envisioning reasonably aligns with the investment you want to make and where priorities may need to be established.

Start by understanding whether you're actually comparing the same project.

Look at what is included for demolition, grading, drainage, concrete, structures, utilities, landscape, irrigation, lighting, materials, site access, cleanup, and any other work involved.

Ask about exclusions and allowances. Understand who is coordinating the different trades and who is responsible when one part of the project affects another.

A proposal that appears lower may simply include less.

The clearer the scope is before construction begins, the fewer surprises there should be once your property is under construction.

Your initial consultation is directly with CJR owner Colton Ray—not a salesperson.

Colton will walk the property with you, listen to what you want to change, look at existing conditions, and talk through how your family would actually like to use the finished space.

You don't need to know exactly what should stay, what should go, or which features belong in the final plan.

That's part of what we're there to help you determine.
