CONCRETE BUILT FOR GRANITE BAY PROPERTIES

Beautiful Homes Deserve Concrete Built to the Same Standard.

Granite Bay has some incredible properties—from newer custom homes and communities to established estates with mature landscaping and outdoor spaces that have evolved over many years.

The concrete is often one of the largest and most visible parts of those properties.

A driveway can shape the entire approach to a home. A pool deck becomes the foundation of the backyard. Patios, walkways, steps, and transitions connect one part of the property to another.

That's why we look beyond the pour itself.

We consider how the concrete relates to the architecture of the home, existing hardscape, landscape, drainage, elevations, access, and any other improvements planned for the property.

For established homes, that may mean replacing aging or poorly performing concrete while carefully working around improvements worth keeping.

For newer properties, it gives us the opportunity to plan permanent concrete around what the backyard will eventually become.

We believe the quality of the concrete should match the quality of the home.

The Details Behind Quality Concrete

A strong, long-lasting concrete project starts with more than just a pour. From proper site preparation to thoughtful design and attention to drainage, we focus on the details that make all the difference.

DEMOLITION, REPLACEMENT + REDESIGN

Existing concrete does not always need to be recreated exactly as it was. When removing an older patio, walkway, driveway, or pool deck, we can evaluate whether the original layout still makes sense or whether the replacement creates an opportunity to improve circulation, drainage, usable space, or the overall relationship with the home.

DRAINAGE + ELEVATIONS

Concrete changes the way water moves across a property. Before construction, we consider finish elevations, slope, drainage paths, adjacent structures, landscape areas, and where water ultimately needs to go.

PROPER PREPARATION + CONSTRUCTION

The finished surface is only the portion you see. Excavation, base preparation, compaction, forming, reinforcement, thickness, drainage, joint placement, and proper placement practices all contribute to how the concrete performs after our crews leave.

CONCRETE FOR GRANITE BAY PROPERTIES

Granite Bay's custom homes and larger properties often call for concrete work that extends beyond a standard driveway or patio. From extensive hardscape projects to established properties with mature landscaping, we consider elevations, drainage, access, and surrounding improvements to deliver concrete that reflects the quality of the home.

Experience Behind the Work

Concrete is not simply one of the services CJR added along the way.

Colton began working in residential concrete and landscape construction in his early teens before moving into commercial concrete in his early twenties. Those years expanded his experience into larger and more demanding construction environments involving crews, plans, schedules, safety, quality control, excavation, structural concrete, and field problem-solving.

From personally excavating large-scale elevator pits and structural footings to working atop high-rise buildings in Downtown Sacramento—forming, placing, and finishing structural concrete—those experiences helped shape the standards he carries into CJR today.

That construction background influences how we approach even the concrete homeowners may simply see as a finished patio or driveway.

MORE THAN THE FINISHED SURFACE

Concrete Can Make—or Break—the Look of a Home.

Concrete is often one of the largest and most visible surfaces on a property. A front entry, driveway, patio, or pool deck can take up a significant portion of what you see when you first look at a home.

When it's done well, it complements the home. When it's not, it can quickly become the focal point for all the wrong reasons.

We have seen beautifully constructed homes where the quality of the concrete simply doesn't match the quality of the property around it. Uneven surfaces, inconsistent or splotchy finishes, poor transitions, cracking, or concrete that feels disconnected from the architecture can take away from an otherwise beautiful home.

That is why concrete should never be treated as an afterthought.

The finished appearance matters, but what happens before the concrete is poured matters just as much. Proper excavation, grading, base preparation, compaction, reinforcement, forming, drainage planning, placement, and finishing all require experience and attention to detail.

We also consider the design itself—layout, proportions, finishes, borders, steps, transitions, surrounding landscaping, and how the concrete relates to the architecture of the home.

For properties being developed in phases, we think ahead too. A future pool, pavilion, outdoor kitchen, landscape plan, or other improvement can influence decisions being made about permanent concrete today.

Choosing the right concrete contractor matters. The knowledge and experience behind the work can make a significant difference in both how the finished concrete looks and how it performs over time.

The right concrete elevates a home. The wrong concrete can become the first thing you notice.

A beautifully built home deserves concrete that reflects the same level of quality and craftsmanship.

Why Granite Bay Homeowners Choose CJR

Outdoor projects become much easier to manage when the company planning them understands more than one trade. Here's what sets the CJR experience apart.

One Team. Complete Outdoor Spaces.

We design and build pools, concrete, hardscape, outdoor living, landscape, drainage, and more—so every element works together from the beginning.

Family-Owned. Owner-Operated.

CJR is a family-owned and owner-operated company. You work directly with owner Colton Ray from the initial consultation through construction—there isn't a salesperson between you and the person responsible for the work.

Construction-First Approach

Our background in concrete, excavation, pools, and complete outdoor construction helps us anticipate challenges, plan properly, and consider how each part of the project affects the next.

Clear Communication

We want our clients to understand what they are building, what is included, how the project will be approached, and who is accountable for bringing it together.

Experience With Custom + Established Properties

Granite Bay properties don't all present the same construction conditions. Newer homes may give us the opportunity to plan concrete, drainage, landscape, pools, structures, and other outdoor improvements together before permanent decisions are made. Established properties may require a very different approach—working around mature landscaping, existing hardscape, utilities, structures, access limitations, or improvements the homeowner wants to preserve. With CJR based right next door in Loomis, Granite Bay is a community our team works in and travels through regularly. Our experience across concrete and complete outdoor construction helps us evaluate the property as a whole before the work begins.

Quality You Can Count On

Our focus is thoughtful planning, proper preparation, quality craftsmanship, and doing the work correctly—not taking shortcuts to move a project along.

We are absolutely thrilled with the incredible job CJR did on our pool deck and surrounding work! From the moment they came out for the initial consultation, we knew we were in good hands.

Your Granite Bay Concrete Questions Answered

The Details That Matter

Our concrete work includes driveways, front entries, patios, pool decks, walkways, steps, slabs, foundations, and concrete incorporated into larger outdoor construction projects.

Projects can range from replacing one important area of an established property to substantial concrete scopes throughout a new or completely redesigned outdoor space.

Because CJR also builds pools, landscapes, drainage systems, outdoor structures, kitchens, and other outdoor improvements, we're able to plan the concrete around the complete project rather than treating it as an isolated scope.

Yes.

Some Granite Bay properties require significantly more concrete than a typical patio or driveway. A larger project may include an expansive driveway and entry, pool decking, patios, walkways, steps, equipment areas, foundations, drainage, and other hardscape throughout the property.

As the scale increases, planning and sequencing become even more important.

We consider access, grading, elevations, drainage, base preparation, reinforcement, forming, utilities, structures, landscape, pools, and other improvements that may interact with the concrete.

CJR's broader construction experience allows us to coordinate those pieces as part of one complete outdoor project rather than leaving the homeowner to figure out how several disconnected scopes will come together.

Before permanent exterior decisions begin limiting your options.

On newer properties, concrete should be planned with the larger outdoor vision in mind. A future pool, pavilion, outdoor kitchen, landscape, drainage system, gate, lighting, or other improvement may affect where concrete belongs and how it should be constructed.

Communities with newer construction, including areas such as Whitehawk and Magnolia, can give homeowners an opportunity to think through these relationships before the backyard is fully developed.

You don't necessarily need to build everything at once. But knowing where you're headed can prevent permanent concrete from becoming an obstacle later.

Absolutely.

Many established Granite Bay properties already have mature landscaping, structures, pools, walls, or other improvements the homeowner wants to keep.

Replacing concrete doesn't automatically mean starting the entire property over.

We evaluate what's existing, how the new concrete needs to tie into it, drainage and elevations, construction access, and whether surrounding improvements need protection during the work.

The goal is for the new concrete to feel like an improvement to the property—not an unrelated addition.

A quality concrete project begins below the finished surface.

Excavation, subgrade conditions, base preparation, compaction, reinforcement, grading, drainage, forming, joint planning, concrete placement, and finishing can all influence how the finished work performs.

Those details may not be the first thing a homeowner notices when looking at a proposal, but they're an important part of what they're paying for.

The concrete you see is only as good as the preparation and construction behind it.

Very important.

Concrete changes how water moves across a property. Once a large permanent surface is installed, poor elevations or drainage decisions can create problems around the home, landscape, pool, structures, or neighboring areas.

We consider drainage while planning the concrete rather than treating it as something to figure out after the pour.

On larger properties with multiple hardscape areas, getting those relationships right becomes even more important.

There isn't one finish that is right for every property.

Broom finish, colored concrete, stamped concrete, exposed aggregate, borders, and other finish details can create very different looks.

Rather than choosing a finish because it's popular, we look at the home's architecture, exterior materials, surrounding landscape, other hardscape, how the area will be used, and how much visual attention you want the concrete itself to carry.

Because the square footage doesn't tell you everything that's included in the work.

Excavation, demolition, off-haul, base preparation, reinforcement, concrete thickness, access, grading, drainage, forming complexity, finish, steps, borders, pumping requirements, and site conditions can all affect a concrete scope.

Two proposals can cover approximately the same area while including very different levels of preparation and construction.

Ask questions about what is actually included beneath and around the finished concrete, not only the price per square foot.

Yes—and this is one of the benefits of working with a company that builds more than concrete.

Pool elevations affect decking. Structures may require footings. Outdoor kitchens need utilities. Landscape areas need irrigation. Drainage has to work across hardscape and softscape. Lighting and other features may require conduit before concrete is placed.

When we're involved in the larger project, we can account for those relationships before permanent concrete goes in.

It is much easier to plan these details before the pour than work around them afterward.

Not necessarily. Concrete is a rigid material, and some cracking can occur naturally as it cures and responds to temperature changes, moisture, soil movement, and other conditions.

However, the experience and preparation behind the concrete work matter significantly in helping reduce and control that cracking.

Proper ground preparation, compaction, reinforcement, forming, expansion and isolation measures where appropriate, concrete placement, finishing techniques, and properly planned control joints all play a role in how the concrete performs.

Control joints are intentionally placed to create weakened planes where shrinkage cracking is encouraged to occur in a more controlled location. Without the proper preparation and joint planning, cracking is more likely to develop in places you don't want it.

An experienced concrete contractor understands the measures that can be taken to reduce the potential for uncontrolled cracking and properly plans control joints to help manage where normal shrinkage cracking occurs.

No contractor can responsibly guarantee that concrete will never crack. But there is a big difference between acknowledging the natural characteristics of concrete and using that as an excuse for poor preparation or workmanship.

The goal is to give the concrete the best opportunity to perform the way it should—and that starts long before the concrete truck arrives.

You'll meet directly with CJR owner Colton Ray—not a salesperson.

Colton can evaluate the existing property, talk through what you're hoping to accomplish, and look at the construction details that may affect the project before a scope is developed.

That direct involvement is important to how we work. The person discussing the project with you understands what it will take to actually build it.

On a custom home, concrete is often one of the largest and most visible parts of the property. Driveways, entries, patios, walkways, and pool decks can have a significant impact on the home's overall appearance.

We consider the architecture, exterior materials, proportions, surrounding landscape, and existing hardscape when planning the layout and finish.

But appearance is only part of the conversation. Proper grading, preparation, drainage, forming, placement, and finishing are equally important to the quality of the finished work.

We believe the quality of the concrete should reflect the quality of the home. Our goal is to create concrete that complements the property rather than becoming a distraction from everything else that makes it beautiful.
