BUILT FOR LOOMIS PROPERTIES

Beautiful Homes Deserve Concrete Built With the Same Attention to Detail.

Loomis offers a wonderful variety of properties, and the approach to concrete construction can look very different depending on the home and surrounding landscape.

In custom-home communities such as Sierra de Montserrat and Clos du Lac, concrete is an important part of the property's overall appearance. Driveways, patios, walkways, pool decks, and other hardscape should complement the home's architecture and reflect the quality of the surrounding improvements.

In established neighborhoods such as Sterling Pointe, Cambridge Estates, and St. Francis Woods, homeowners may be looking to replace aging concrete, expand an existing patio, improve driveway access, or incorporate new hardscape into an already developed property.

Those projects require an understanding of what is already there.

Existing elevations, drainage, landscape, irrigation, structures, and surrounding concrete can all influence how the new improvements should be planned.

And throughout Loomis's larger countryside properties, concrete construction may involve extended driveways, substantial patios, varying elevations, and additional grading or drainage considerations.

Whatever the property, we believe concrete should reflect the quality of the home and the level of investment being made.

That starts with understanding how the space will be used, what preparation is required, and how the finished concrete should complement the surrounding property.

Beautiful concrete is important. Knowing how to properly build it is just as important.

The Details Behind Quality Concrete

A strong, long-lasting concrete project starts with more than just a pour. From proper site preparation to thoughtful design and attention to drainage, we focus on the details that make all the difference.

DEMOLITION, REPLACEMENT + REDESIGN

Existing concrete does not always need to be recreated exactly as it was. When removing an older patio, walkway, driveway, or pool deck, we can evaluate whether the original layout still makes sense or whether the replacement creates an opportunity to improve circulation, drainage, usable space, or the overall relationship with the home.

DRAINAGE + ELEVATIONS

Concrete changes the way water moves across a property. Before construction, we consider finish elevations, slope, drainage paths, adjacent structures, landscape areas, and where water ultimately needs to go.

PROPER PREPARATION + CONSTRUCTION

The finished surface is only the portion you see. Excavation, base preparation, compaction, forming, reinforcement, thickness, drainage, joint placement, and proper placement practices all contribute to how the concrete performs after our crews leave.

CONCRETE FOR LOOMIS PROPERTIES

Loomis properties can present a variety of construction considerations, from long driveways and sloped terrain to mature trees, existing improvements, and drainage challenges. We evaluate these conditions during planning to determine the preparation, grading, and construction approach appropriate for the project. Our focus is on creating concrete improvements that function properly, complement the property, and stand up to everyday use.

Experience Behind the Work

Concrete is not simply one of the services CJR added along the way.

Colton began working in residential concrete and landscape construction in his early teens before moving into commercial concrete in his early twenties. Those years expanded his experience into larger and more demanding construction environments involving crews, plans, schedules, safety, quality control, excavation, structural concrete, and field problem-solving.

From personally excavating large-scale elevator pits and structural footings to working atop high-rise buildings in Downtown Sacramento—forming, placing, and finishing structural concrete—those experiences helped shape the standards he carries into CJR today.

That construction background influences how we approach even the concrete homeowners may simply see as a finished patio or driveway.

THOUGHTFUL CONCRETE DESIGN

Concrete That Complements Your Loomis Property

Concrete plays an important role in both the appearance and functionality of a property.

A well-planned driveway creates a welcoming approach to the home. Patios and walkways connect outdoor spaces, while pool decks and gathering areas help make a backyard more enjoyable for everyday living.

In Loomis, where properties range from established residential neighborhoods to larger countryside homes, we believe concrete improvements should complement the character of the property rather than feel like an afterthought.

We work with homeowners to consider layout, finishes, elevations, drainage, and how the new concrete will connect with existing or future improvements.

Whether you prefer a clean broom finish, decorative concrete, or a combination of materials, we focus on creating a finished result that feels cohesive with your home.

CJR is a family-owned and owner-operated company. You work directly with owner Colton Ray from the initial consultation through construction—there isn't a salesperson between you and the person responsible for the work.

Construction-First Approach

Our background in concrete, excavation, pools, and complete outdoor construction helps us anticipate challenges, plan properly, and consider how each part of the project affects the next.

Clear Communication

We want our clients to understand what they are building, what is included, how the project will be approached, and who is accountable for bringing it together.

Proud to Build in Our Hometown

Loomis is where our family lives, where we're raising our children, and where CJR is based. We're proud to work with homeowners throughout the same community we call home. Your Loomis Concrete Questions Answered

The Details That Matter

Two proposals may describe the same finished concrete surface but include very different approaches to the work underneath it.

Excavation depth, base preparation, reinforcement, concrete thickness, drainage provisions, demolition, disposal, and site access can all influence pricing. The finish itself is only one part of the overall scope.

When comparing proposals, we encourage homeowners to look beyond the total price and understand exactly what each contractor is including. A lower proposal isn't necessarily a better value if important preparation or construction details have been left out.

The preparation beneath the concrete is just as important as the finished surface.

Depending on the property and intended use, preparation may involve excavation, evaluating the existing soil, placing and compacting aggregate base, setting elevations, installing forms, and incorporating appropriate reinforcement.

A driveway supporting vehicles has different requirements than a pedestrian walkway or backyard patio.

At CJR, we believe homeowners should understand what goes into their project before the concrete truck arrives, because much of the work that influences long-term performance will no longer be visible afterward.

Loomis properties can vary significantly, from established neighborhoods with existing concrete improvements to larger countryside properties with longer driveways, mature trees, slopes, and changing elevations.

Access, soil conditions, drainage, existing utilities, and the surrounding landscape can all influence how a project should be approached.

Rather than assuming the same construction method will work everywhere, we evaluate the property and consider those conditions when developing the proposed scope.

Concrete improvements don't exist independently of the rest of your property. A new driveway, patio, walkway, or pool deck can influence drainage, elevations, access, and how surrounding outdoor spaces function.

This is especially important for Loomis properties with established landscaping, mature trees, natural slopes, or plans for future outdoor improvements.

For example, installing a new patio without considering a future outdoor kitchen, pavilion, or swimming pool could result in elevations, utility locations, or drainage arrangements that need to be modified later.

At CJR, we encourage homeowners to share their complete vision, even if they aren't planning to construct everything at once.

Considering the bigger picture early helps us develop a more thoughtful construction plan, coordinate improvements, and reduce the potential for unnecessary rework.

Not necessarily. Concrete is a rigid material, and some cracking can occur naturally as it cures and responds to temperature changes, moisture, soil movement, and other conditions.

However, the experience and preparation behind the concrete work matter significantly in helping reduce and control that cracking.

Proper ground preparation, compaction, reinforcement, forming, expansion and isolation measures where appropriate, concrete placement, finishing techniques, and properly planned control joints all play a role in how the concrete performs.

Control joints are intentionally placed to create weakened planes where shrinkage cracking is encouraged to occur in a more controlled location. Without the proper preparation and joint planning, cracking is more likely to develop in places you don't want it.

An experienced concrete contractor understands the measures that can be taken to reduce the potential for uncontrolled cracking and properly plans control joints to help manage where normal shrinkage cracking occurs.

No contractor can responsibly guarantee that concrete will never crack. But there is a big difference between acknowledging the natural characteristics of concrete and using that as an excuse for poor preparation or workmanship.

Concrete changes how water moves across a property.

A new driveway, patio, or walkway can redirect runoff toward the home, neighboring improvements, landscaping, or other areas if elevations and drainage aren't considered during planning.

This can be particularly important on Loomis properties with natural slopes, longer driveways, or multiple outdoor improvements.

We look at how water currently moves across the property and how the proposed concrete may affect those conditions before determining the appropriate construction approach.

The right finish depends on the appearance you want, how the area will be used, maintenance expectations, and your overall investment.

Broom-finished concrete offers a clean, practical surface with texture. Stamped and colored concrete provide additional decorative options, while exposed aggregate creates a different appearance and surface texture.

For driveways, patios, pool decks, and walkways, we also consider traction, exposure, and how the finish complements the home.

Our goal is to help homeowners choose a finish that makes sense beyond its appearance in a photograph.

Absolutely. The driveway is often one of the first improvements people see when approaching a home.

On larger Loomis properties, the driveway's layout, width, transitions, finish, and relationship to the surrounding landscape can make a significant difference in the overall appearance.

We consider both function and design, including vehicle access, drainage, grading, and how the driveway connects with the home and other outdoor improvements.

Loomis isn't just another city we serve. It's our hometown, where we're raising our children, growing our business, and building relationships within our community.

As a family-owned and owner-operated company, we believe homeowners deserve to know who they're trusting with their property and their investment.

When you work with CJR, you're working directly with owner Colton Ray, not a salesperson. Colton is personally involved from the initial consultation through construction, providing homeowners with a consistent point of contact and someone who understands their project firsthand.

We're proud to work in the community we call home, and we believe trust is built through honest conversations, clear communication, and following through on our commitments.

At CJR, our goal isn't simply to provide a proposal and complete another concrete project. We want homeowners to understand what they're investing in and feel confident about the decisions they're making.

We take the time to discuss your property, the proposed scope of work, construction considerations, and your targeted comfort zone of investment before moving forward.

With experience in concrete, pools, hardscape, and landscape construction, we also understand how your concrete improvements fit into the bigger picture of your property.

We don't have sales representatives or quotas to meet. Our focus is on building relationships with homeowners, providing straightforward information, and delivering quality construction without shortcuts.

Yes, and planning the different elements together can make a significant difference in the finished project.

Concrete may form the foundation for patios, outdoor kitchens, covered gathering spaces, walkways, pool decks, and other improvements.

When these features are considered together, we can better coordinate elevations, drainage, transitions, and the placement of utilities or future structures.

CJR's experience across concrete, pools, hardscape, and landscape construction allows us to approach these projects with the overall property in mind.

That depends on the project's scope, your priorities, and your investment plans.

Completing related improvements together may reduce repeated mobilization, demolition, or disruption. However, phased construction can also make sense when homeowners want to spread improvements over time.

The important part is discussing your long-term plans before the first phase begins.

For example, a future pool, outdoor kitchen, pavilion, or landscape renovation may influence current concrete elevations, drainage, and utility planning.

Access can have a substantial impact on the equipment, labor, and methods needed to complete a project.

Properties with narrow side yards, existing fencing, long distances from the street, or limited room for equipment may require additional handling of materials or alternative construction methods.

For larger Loomis properties, long driveways and remote work areas can also affect scheduling and logistics.

These details should be evaluated during estimating so homeowners have a clearer understanding of the proposed scope.

Your initial consultation is an opportunity for us to understand your property, what you're hoping to accomplish, and any concerns you have about the existing conditions.

Owner Colton Ray meets directly with homeowners to discuss the project, evaluate relevant site considerations, and begin identifying possible approaches.

We encourage you to share your priorities, future plans, and targeted comfort zone of investment. Those conversations help us determine what makes sense for your property before developing the proposed scope.

Our goal isn't simply to provide a number. It's to help you understand the work involved and make a confident decision about your home.
