BUILT FOR EL DORADO HILLS PROPERTIES

Concrete Planned Around the Property

Concrete takes up a significant amount of visual and functional space around a home. On many El Dorado Hills properties, it also needs to work with elevation changes, drainage, existing landscaping, pools, structures, and carefully selected exterior materials.

From established properties to newer construction and custom homes throughout communities like Serrano, the concrete should feel appropriate for the home and the property around it.

That makes the planning behind the concrete just as important as the finish.

A driveway should feel appropriate to the approach of the home. A patio should give your family enough usable space without overwhelming the backyard. Pool decking should connect naturally with surrounding areas. Steps and walkways should make movement through the property feel intentional.

And underneath all of that, the site still needs to be properly prepared.

We believe the quality of the concrete should match the quality of the home. From the preparation underneath it to the layout, finish, drainage, and final details, every part of the concrete work matters.

When it's done right, concrete adds to the property. When it's done poorly, it can take away from everything around it.

The Details Behind Quality Concrete

A strong, long-lasting concrete project starts with more than just a pour. From proper site preparation to thoughtful design and attention to drainage, we focus on the details that make all the difference.

DEMOLITION, REPLACEMENT + REDESIGN

Existing concrete does not always need to be recreated exactly as it was. When removing an older patio, walkway, driveway, or pool deck, we can evaluate whether the original layout still makes sense or whether the replacement creates an opportunity to improve circulation, drainage, usable space, or the overall relationship with the home.

DRAINAGE + ELEVATIONS

Concrete changes the way water moves across a property. Before construction, we consider finish elevations, slope, drainage paths, adjacent structures, landscape areas, and where water ultimately needs to go.

PROPER PREPARATION + CONSTRUCTION

The finished surface is only the portion you see. Excavation, base preparation, compaction, forming, reinforcement, thickness, drainage, joint placement, and proper placement practices all contribute to how the concrete performs after our crews leave.

CONCRETE FOR EL DORADO HILLS PROPERTIES

From newer custom homes to established properties with mature landscaping and elevation changes, concrete construction in El Dorado Hills requires careful consideration of the existing conditions. We evaluate access, grading, drainage, and surrounding improvements to plan concrete that complements the home and performs as intended.

Experience Behind the Work

Concrete is not simply one of the services CJR added along the way.

Colton began working in residential concrete and landscape construction in his early teens before moving into commercial concrete in his early twenties. Those years expanded his experience into larger and more demanding construction environments involving crews, plans, schedules, safety, quality control, excavation, structural concrete, and field problem-solving.

From personally excavating large-scale elevator pits and structural footings to working atop high-rise buildings in Downtown Sacramento—forming, placing, and finishing structural concrete—those experiences helped shape the standards he carries into CJR today.

That construction background influences how we approach even the concrete homeowners may simply see as a finished patio or driveway.

DESIGNED WITH THE PROPERTY IN MIND

Concrete Can Make—or Break—the Look of a Home

Concrete is often one of the largest and most visible surfaces on a property. A front entry, driveway, patio, or pool deck can take up a significant portion of what you see when you first look at a home.

When it's done well, it complements the home. When it's not, it can quickly become the focal point for all the wrong reasons.

We have seen beautifully constructed homes where the quality of the concrete simply doesn't match the quality of the property around it. Uneven surfaces, inconsistent or splotchy finishes, poor transitions, cracking, or concrete that feels disconnected from the architecture can take away from an otherwise beautiful home.

That is why concrete should never be treated as an afterthought.

The finished appearance matters, but what happens before the concrete is poured matters just as much. Proper excavation, grading, base preparation, compaction, reinforcement, forming, drainage planning, placement, and finishing all require experience and attention to detail.

We also consider the design itself—layout, proportions, finishes, borders, steps, transitions, surrounding landscaping, and how the concrete relates to the architecture of the home.

For properties being developed in phases, we think ahead too. A future pool, pavilion, outdoor kitchen, landscape plan, or other improvement can influence decisions being made about permanent concrete today.

Choosing the right concrete contractor matters. The knowledge and experience behind the work can make a significant difference in both how the finished concrete looks and how it performs over time.

The right concrete elevates a home. The wrong concrete can become the first thing you notice.

A beautifully built home deserves concrete that reflects the same level of quality and craftsmanship.

We design and build pools, concrete, hardscape, outdoor living, landscape, drainage, and more—so every element works together from the beginning.

Family-Owned. Owner-Operated.

CJR is a family-owned and owner-operated company. You work directly with owner Colton Ray from the initial consultation through construction—there isn't a salesperson between you and the person responsible for the work.

Construction-First Approach

Our background in concrete, excavation, pools, and complete outdoor construction helps us anticipate challenges, plan properly, and consider how each part of the project affects the next.

Clear Communication

We want our clients to understand what they are building, what is included, how the project will be approached, and who is accountable for bringing it together.

Experience With Complete Properties

El Dorado Hills projects can involve elevation, drainage, pools, structures, landscaping, detailed architecture, and existing hardscape. Our broader construction experience helps us understand what the concrete needs to connect with—not just what is being poured.

Quality You Can Count On

Our focus is thoughtful planning, proper preparation, quality craftsmanship, and doing the work correctly—not taking shortcuts to move a project along.

Colton and his team were EXCEPTIONAL in their work at our home. We had a big backyard of flat dirt and he helped turn it into a beautiful resort like feel.

Your El Dorado Hills Concrete Questions Answered

The Details That Matter

Square footage matters, but it doesn't tell the whole story.

Demolition, excavation, access, grading, base preparation, reinforcement, concrete thickness, drainage, elevation changes, finish selections, steps, retaining conditions, layout, and existing site conditions can all affect the cost of a concrete project.

This is why we want to understand what we're building and what we're building on before giving meaningful pricing.

For larger projects, we also discuss your targeted comfort zone of investment. That helps us determine whether the scope you're considering reasonably aligns with the investment you want to make before too much planning happens around the wrong assumptions.

Because a square-foot price doesn't necessarily tell you what is happening underneath the concrete—or what is included around it.

When comparing proposals, look at demolition, excavation, base preparation, compaction, reinforcement, concrete specifications, drainage, forming, finish, steps, transitions, access, disposal, and any exclusions or assumptions.

One contractor may also be accounting for site conditions or preparation work that another proposal hasn't included.

A lower price isn't necessarily the same concrete project for less money if the scopes aren't actually the same.

Ask questions until you understand what each contractor is proposing to build.

Very.

Homeowners understandably focus on what they'll see when the project is finished—the color, texture, finish, borders, layout, and overall appearance.

But some of the most important work happens before the concrete truck ever arrives.

Excavation, grading, base preparation, compaction, reinforcement, forming, drainage planning, and proper placement all contribute to how the concrete performs.

Quality concrete starts long before the concrete is poured.

A beautiful finish doesn't make up for poor preparation underneath it.

It can.

Properties with elevation changes may require more thought around grading, drainage, steps, transitions, retaining conditions, excavation, and how the concrete connects different areas of the property.

Sometimes the best solution isn't simply following the existing grade.

We look at how people will actually move through the space, where water needs to go, how the concrete meets the home and surrounding improvements, and what the finished elevations mean for the rest of the property.

Those decisions are much easier to make before forms are installed than after concrete has been poured.

Yes—and sometimes that's the better opportunity.

If we're already removing an existing patio, driveway, walkway, or pool deck, we don't automatically assume the replacement should follow the exact same layout.

We can look at whether the original space was large enough, whether circulation makes sense, how it connects to the home, whether drainage can be improved, and whether a different layout would work better with the way you use the property today.

Replacement doesn't always have to mean replication.

If something about the old layout never worked well, this is the time to address it.

Drainage needs to be considered as part of the concrete layout—not as an afterthought once the hardscape is installed.

We look at existing grades, the home, surrounding landscape, adjoining hardscape, pools, structures, and where water needs to move.

Depending on the project, that may influence finished elevations, slopes, drain locations, transitions, or other site work.

This becomes especially important when adding a significant amount of new hardscape because concrete changes how water moves across a property.

Water still needs somewhere appropriate to go after the project is finished.

Yes. This is one of the advantages of CJR's broader outdoor construction experience.

Concrete frequently needs to coordinate with pools and spas, drainage, landscaping, irrigation, pavilions, outdoor kitchens, fire features, lighting, turf, retaining elements, and other improvements.

When we're involved in the larger project, we can think through those relationships before the concrete is installed.

For example, we can consider future utilities, sleeves, structure locations, drainage, elevations, landscape areas, and transitions before installing something permanent over them.

The concrete shouldn't make the next phase harder to build.

Yes. Depending on the project and applicable plans or requirements, our concrete work can include foundations, footings, concrete slabs, garage or shop slabs, ADU foundations and slabs, and concrete associated with outdoor structures.

The construction requirements for these projects are different from decorative flatwork, which is why the scope should be evaluated based on what is actually being built.

There isn't one finish that is right for every property.

Broom finish, colored concrete, stamped concrete, exposed aggregate, borders, and other finish details can create very different looks.

Rather than choosing a finish because it's popular, we look at the home's architecture, exterior materials, surrounding landscape, other hardscape, how the area will be used, and how much visual attention you want the concrete itself to carry.

If you already know they're coming, absolutely.

Concrete is permanent enough that it deserves some forward thinking.

If you eventually want a pool, pavilion, outdoor kitchen, landscape improvements, lighting, irrigation, or other features, tell us before the concrete is installed.

We may need to think about future utilities, sleeves, drainage, access, footings, elevations, or how one area will eventually connect to another.

You don't necessarily need to build everything at once. You just don't want today's concrete to be in the way of tomorrow's project.

Not necessarily. Concrete is a rigid material, and some cracking can occur naturally as it cures and responds to temperature changes, moisture, soil movement, and other conditions.

However, the experience and preparation behind the concrete work matter significantly in helping reduce and control that cracking.

Proper ground preparation, compaction, reinforcement, forming, expansion and isolation measures where appropriate, concrete placement, finishing techniques, and properly planned control joints all play a role in how the concrete performs.

Control joints are intentionally placed to create weakened planes where shrinkage cracking is encouraged to occur in a more controlled location. Without the proper preparation and joint planning, cracking is more likely to develop in places you don't want it.

An experienced concrete contractor understands the measures that can be taken to reduce the potential for uncontrolled cracking and properly plans control joints to help manage where normal shrinkage cracking occurs.

No contractor can responsibly guarantee that concrete will never crack. But there is a big difference between acknowledging the natural characteristics of concrete and using that as an excuse for poor preparation or workmanship.

The goal is to give the concrete the best opportunity to perform the way it should—and that starts long before the concrete truck arrives.

Your initial consultation is directly with CJR owner Colton Ray—not a salesperson.

Concrete is also where Colton's hands-on construction background becomes particularly valuable. He can look beyond the finished surface and evaluate access, elevations, drainage, preparation, surrounding improvements, and how the concrete needs to function as part of the property.

He'll also talk with you about what you're trying to accomplish, what matters most to you, and your targeted comfort zone of investment when appropriate.

You're talking about the project with someone who understands how it actually needs to be built.
